Norfolk Gateway Office Tower

As a new hub for Norfolk business, collaboration and innovation, this building will support a variety of modern workplace environments. The 20-story, 260,000-square-foot LEED Certified Class-A office tower features efficient floor plates from 18,500-20,000 square feet overlooking the city and the waterfront with first floor retail lining St. Pauls Boulevard and structured parking including alternative transportation accommodations. It is being developed by Harvey Lindsay Development Group in Norfolk, VA.

The new office tower will rise to frame the entrance into downtown Norfolk from the South and the East. The tower varies floor plate sizes as it rises in height to create a variety of tenant spaces. Each of these glazed building volumes are shifted and rotated as they stack to capitalize on views and increase natural light to the spaces. The stacking creates various elevated outdoor terraces, extending life and social interaction outdoors. 

The building sets the new standard for resilient and sustainable design in Norfolk. The tower and its surrounding grounds will reduce water use and runoff through integration of bioswales, rain gardens, green roof technologies, and native landscapes. Building glazing, lighting, and mechanical systems will significantly reduce energy usage while creating a healthier and more productive work environment for the tenants.
